Should you attempt to knock at condos? 99% of the time, the answer is NO. There are many reasons to avoid knocking on condos. Condo locations are often central, meaning clients won’t be long-term. However, the top reason is that knocking is usually not permitted for safety reasons. You can’t leave a flier at every door in the hallway because it shows who is not home and for how long.
And what about Townhomes?
Townhomes have a high turnover rate but are not always in neighborhoods with a sense of community. When you target townhomes, you want them to be in areas with a community because you want to be able to keep your client as they upsize. Otherwise, you may have many short-term clients and sales but you’ll have high client churn. When a family is in a townhome in an already desirable community, they upsize and uplevel their home within that community as their family grows. Choose your townhouse pockets wisely for this reason.
As a basic rule, focus your door knocking on detached houses. People in detached homes usually have more equity to upgrade homes and they usually stay local.
