Avoid: Private Communities

These communities are often gated, a clear sign that they are off limits. Private and master-planned communities usually have clear signage prohibiting you from knocking or soliciting. In some places, it is 100% illegal. As a general rule, stay away from these communities.
If you really want to prospect homeowners from this type of community, you have to adapt your game. You can send mailers, and wait for an invite into the community.
If you are invited into the community as a guest for a listing appointment, you’re not soliciting. The interesting thing about private or gated communities is they are generally quite exclusive. If you do get in, you’ll be part of the community’s inner circle. If your client refers you to others in the community, those people will trust you. With this new “in,” you’ll quickly advance in your game with referrals.
Another way in if you are ambitious is to become a regular customer to a business in the area. Set up a non-prospecting routine nearby as a strategy to build familiarity. For example, if the community has a public restaurant next to the golf course, spend more time there. Show up regularly to do paperwork over lunch. Do not solicit. Just show up as a friendly regular. With time, you might casually make conversations with community members. At some point, a natural conversation may turn into a lead that invites you into their community for an appointment. Once you’re in, you’re in! You’ve just won a great referral farming area, playing by the rules.
