You can see Progress Clusters
When you see progress clusters in an area on the map, this helps you organize your follow-ups. You can see where to concentrate your efforts before returning to an area. For example, I don’t go back and knock an entire zone. I focus on adding further touches to my black boxes. Remember, black boxes are houses that gave me their phone numbers.
Just looking at this board, you can see how a map makes lead tracking so much more interesting. I’m not just typing something into a database. It doesn’t matter how many bells and whistles a traditional CRM has…it can never compete with my wall map.
With a map, you can look at your map and see you went out for X number of days and now have X leads. A map shows you exactly where your results are concentrated. You don’t need to see a list on a spreadsheet to SEE your return on your time investment. On a map, your ROI is always so clear.
When you use a map, you can also get familiar with the area
Your map gives you a real look of where your leads are popping up. When you track your door knocking, you also see the area’s greenways, thoroughfares, lot sizes, and secret pockets. Which houses sit on a green belt? Which houses are double lots? Who has a laneway? In my city, that means the property qualifies for a coach house. When I get a client with a special request about lot size or proximity, I know where to look. If they want a 20,000 to 30,000 square foot lot, I know where to look. I know the area’s average lot size is 8,000. I can look on my map to see where the squares are three times bigger. If they want to be close to a greenbelt or river, I can locate somewhere for them. Having a big map of my areas makes my life so simple. Having the overview of your farming area is great!
The more familiar you are with an area, the more you’ll start to remember things on the top of your head. You’re constantly looking at your map. You’ll remember what you see in each corner of your community. For example, you’ll see where a property listing backs onto a greenbelt. You can use this to impress when they’re looking for something like that. When you have a wall like mine, you can even bring a client to your office and show them the area map. This helps them visualize where they want to live next too! You can say, “You want to be near a park? Here’s a great park!”
ACTION STEP: Analyze the map of the area you printed previously for details like lots sizes, parks, schools, etc. Get used to the idea of looking at your areas for these features. Use the downloadable checklist and worksheet to help you analyze your selected area.
