Consideration 1: Where to Farm
Apr 26, 2023Choosing the right farming area is vital to your door knocking success. Do not just pick a random area to farm. Choose strategically. This helps you avoid wasting your time and other resources. You want to consider all of your available resources and make sensible farming choices. You also want to make sure your farming zone aligns with your overall goals.
You also want to pick areas that are the most profit-producing.
Researching in advance is crucial. Good choices help you stay inspired to show up and knock consistently.
Here’s What to Look at When Choosing Where to Farm and Door Knock.
The first consideration is an Area’s Market Value or Asset Class
AREA MARKET VALUE AND ASSET CLASS
Think about your revenue goal. Then, look at which areas make the most sense for getting to that number.
Remember the math from the previous videos? You are about to use it again. First, research the average home values in your target areas. Then, you can use that number in the formulas.
As you look at that math again, you can ask yourself these questions. Does that area have a high enough value to support your door knocking efforts? How many homes would you have to list and sell in that area? Can you find another promising area with better home values?
You can also look at target areas based on asset class such as condo, townhome, or home. Condos and townhomes are usually less strategic choices than detached homes. I’ll explain more about that later in the course. For now, the point is that different asset classes have different values as well as levels of accessibility. Townhomes have lower values than detached homes but are grouped together. That makes it possible to visit more of them in a shorter period of time. This might be a consideration for you.
In townhome communities, more people will get your materials and learn your name… However, you will have to sell more townhomes than houses to reach your revenue goal. All of this should be taken into consideration when you are planning your farming zone.
You can also target niche areas. Examples of niche target areas include an area of all waterfront homes. Only target a niche if it is easy on your resources and helps you easily meet your goal.
