Consideration: Covering More Ground
May 09, 2023There are a number of reasons to team up in your door knocking game.
One reason that might be top of mind is safety. That is definitely an important reason to team up while knocking. We’ll cover that and safety practices in its own lesson, later in this module.
Other than safety, there are several considerations when building a team farming strategy.
You want to consider:
– The benefits of a combined effort
-- Your branding and image
-- Your strengths and weaknesses
– And how you will share the leads.
Let’s look at the first consideration:
When I say cover more ground, your goal is not to knock on more doors in less time. Your goal is to reach more doors in the area. You can work as a team to do this.
There are a few approaches to teaming up when covering a large door knocking area. I “concentrate and saturate.” This involves working with someone else to use your combined power to take over an area. You concentrate on getting out as many flyers as possible to as many homes in the area. The goal is that homeowners always think of you and your team. You have saturated the area so much that no other agent names are in their mind. When you saturate one area, you can extend to another if you have the time and other resources to manage it.
I like to work with a team to saturate townhome communities. This is what I call a “complex takeover.” We go as a team to townhouse communities and flyer them once a month. It is very efficient. When I say we “flyer” an area, it means we are not actually knocking on those doors. We are being seen. We are out dropping off materials. We are building familiarity. But we are not knocking and talking. It takes us around two or three hours to cover something like 15 complexes filled with rows of townhomes. When we are done, we don’t have to go back for another month. A supplementary mini-course on the topic of “complex takeover” will be added to the Agent Renovation course library.
