Consideration: The Pass Off
May 10, 2023The last important consideration here is the “pass off.”
What do I mean by that?
This is a term we use to refer to sharing the work on the team. When you are knocking as a team, you need to decide how you are going to split any leads. If only one agent goes to the door, who will be working the lead? When two of you are at the door, will both of you be personally servicing the leads? Or will one of you be taking the lead and the other one stepping back? If you are not careful about this, it can cost you business.
The pass-off is not an easy part of the game. No matter how you structure it, passing off clients to other team members has risks. I've lost many listings because of the pass off. I’ve also talked to other agent friends and they all have the same issue. They also admit it is difficult to completely avoid disruptions to your business during the pass-off.
The problem is that clients don’t like being passed off. They want to work with who they signed up with. When they get passed off to work with someone else on your team, they sometimes drop off.
The best and only real way to avoid this is to prevent it. If you are knocking together at the door, you need to decide who will be the primary agent in the interactions. You can also tell the client in the initial interactions how the work will be split up on the team. That way they know who they will be working with when they list.
