There are two options when leaving materials. You’ll either personally hand them over or you’ll leave them at an unanswered door.

It’s obviously ideal if you can personally hand over materials to a homeowner. How you hand over materials is important. The proper and casual way of doing it is this. While talking, simply extend your hand with the marketing material. Smile, and say, “I want to give you this.” Notice you do not ask if you can hand it to them. You do not want to create a yes/no situation in which they can decline your material. With your statement, you already motion forward with your hand. It’s like you are  offering it as a gift. Your wording also makes it seem like a value offering. Most people accept it and many will even thank you while receiving it. This confident yet casual manner of handing out materials is the most effective strategy of leaving it with prospects. 

When No One Answers, You Still Want to Leave Materials

An unanswered door is still a touch. You should always leave materials at every door, answered or not.  There is a method for leaving your materials when no one is home. Do not just throw it down. Gently and politely place it neatly on the doormat or at the most appropriate spot by the door. Never put your card in the door. On camera, it can look like you are reaching for the door, and that is not a good look. Neatly place your material down and leave with a smile. Remember, you’re always on camera. 

You might be wondering why I do not put the material in the mailbox. First, not all homes have mailboxes at the door these days. But there’s a more important reason. I don’t want my material to get lost in the mix of all their mail. I visited that door because I want that listing if it sells. If I put the material in the mail, they won’t remember my name. Everyone goes on autopilot when they take their mail out of the box. They pick up their mail and go fling, fling, fling with all of their “junk mail” into the garbage. They don't even think about it. In a mailbox, anything printed triggers a person’s “Junk Mail” filter. It's an automatic reflex. Anything else, they take into the house with them. If I leave a flier on someone’s doorstep, they must physically bend over and pick it up. That extra split second alone triggers a different level of recognition. They will not forget my flier the way they do all the others. It’s been spotlighted to them for an extra second and that does make a big difference! You want to win that split second of recognition. That split second is enough to make your name register on their subconscious as an area agent. This will serve you in your game as you work on getting people familiar with you in your farming zone.
