I am sharing with you in this video my expired binder for easy follow-up.
This is just basic, and this belonged to one of my agents from the past. It was for example purposes when we had the team before. This binder is all for follow-ups for the team for expireds. Once you visit an expired listing, you must follow up often.
I want to show you the easiest way to track where you're at. And this is going to seem old school. You guys know I like traditional real estate and modern real estate put together. And many times, when it comes to prospecting, conventional ways of keeping your real estate follow-up are much better than the digital way. It's got a title page expired binders second touches, meaning all of these have already been visited.
Inside, it has one tab for each area. Each neighborhood was in our farming zone. So if this one's North Vancouver, that's our overall city - this is for detached homes and Dollarton - a sub-area and neighborhood we serve. As you go inside the tabs, you'll see different MLS listings. These are all the ones we've already visited. Now on the top, you'll see something like a note, 'July 11 Not interested'. His name was Doug. You know all these different notes 'not interested', 'renter,' 'saving,' or 'X.' You want to write whatever notes you can here.
Following up with expires is essential but should be removed from your list.
Suppose it's inside your farming area. - It should be on your list and is still valid as soon as it expires. So when you get that alert, you should go immediately after that, though every minute after and every day after, your chances of getting that lead decrease.
It would help if you decreased it on your priority list doesn't mean taking it off your priority list. It means moving it down a bit. So you're good to go once right away. That's your best shot. Take your best shot out the gate and throw it in your follow-up binder.
If you are a team lead or working in a partnership -
When I'm servicing an area for farming or teaching new team members how to farm, we assign areas. So if they're given a sub-area such as Dollarton, we would give them all the expired ones for that area once the agent visits the expired ones; if they get the listing, great! Or they could score an appointment right on the spot. However, sometimes that doesn't happen. So you can follow up over and over again.
So they bring the MLS sheet back, which goes into the expired binder. That way, if another teammate is out the door knocking in that sub-area, they can flip through the binder and see if they're going to any of the streets that maybe somebody was still expired on.
At this point, you can continue to follow up for years.
Some expireds require follow-up years, and we have converted down the road!
I had one a couple of years ago that had expired for three or four years before we grabbed it. And that was simply by following up over and over and over again.
So you must remember that when a seller initiates the sale, they take their home to market. That's a sure sign that they have the intent to sell.
They're motivated. Otherwise, they wouldn't put their home on the market.
However, sometimes due to expectations or dissatisfaction, the homeowner will take a break after maybe they feel the way they thought and they got discouraged. But they're still interested in the future. A day can come again when they decide to try again. You want to ensure you're the agent top of your mind when that day does come!
So frequently check back on them when you're already in that farming area.
