What can you send out to all expired prospects in hopes of turning those leads into the listing?
The letter says:
Dear homeowner, (you don't know their name yet, so you have written dear homeowner)
If you want to sell this time (because they already tried before), a list with __ TEAM NAME__. My Records show that your property did not sell and recently came off the market.
Are you interested in selling your home? If it sells for the right price?
How many quality offers did you receive while it was previously listed?
(These are all calls to action to have your prospects think)
The market is moving. Are you? (again, we're asking them, we're calling out our audience)
Are you thinking about moving? Do you still want to proceed? This spring is an excellent time to relist, so I would like to provide you with a complimentary market evaluation. I am an expert in the ENTER NEIGHBORHOOD area and very involved in the community. But, unfortunately, we don't know each other yet. But let's sit down for coffee on me, and I will show you how I can get your home sold for the right amount with the right professional strategy.

Let's talk about this expired letter for a minute:
You must include your brokerage name and any disclaimers that are needed by your regulatory board.
This letter is relatively easy to read. It comes with excellent, glossy paper, is straight to the point, and talks directly to the audience, right?
Remember, we always speak to the audience. Call out whom you want to talk to. You asked them, are they moving? You've also notified them that the market is now progressing well. You tell them that spring is an excellent time to sell, and you tell them that you know it was previously listed, but you want to verify if they're still interested in moving forward.
An expired listing is a listing that previously had the intention to sell. They are your best bet. Some Realtors think chasing expired listings is not worth your time because they did not sell the first time.
However, it is the opposite, and they are your most excellent chance of getting a yes because you already know they want to move, and an expired listing does not sell for so many reasons. Maybe the homeowner needed help accommodating showings or missed out on my great buyer. The agent may not have the right marketing plan.
You don't know at all! All you know is that the seller is motivated to move and intends to sell their home.
During your daily MLS study, check for expired listings. You should permanently isolate what expired in your farming area.
When it turns to expired, you can now contact that owner.
So make sure you get there first! So you're the first one out that door. Or if you can't make it to the door, you can mail your letter. Otherwise, you must include your expired letter and mini-seller guides to create a winning strategy.
